Top summer staging tips in 2012
Recent statistics gathered by Stagedhomes.com show that 94 percent of homes staged by an Accredited Staging Professional sold in 29 days or less compared to an average of 145 days for homes that were not staged.
Staging a home is a large part of the selling process. For real estate professionals, it’s imperative to showcase the positive impact of home staging.
“The number one thing is that your home becomes a house and the house becomes a product,” says Barb Schwarz, president and chief executive officer of StagedHomes.com.
Schwarz offered her top summer outdoor staging tips to make the house more appealing to buyers:
- Stage the front. Schwarz suggested Realtors® first take the sellers across the street to look at the house. Trim overgrown trees from the bottom up, cleaning the lower view of the home and cut plants from the top down, rounding them to the bottom of the windows. Make sure the grass is cut and watered. Use green spray paint to cover up dead grass spots. Take blades of grass to a paint store and match it with the closest color.
- Keep the outside organized. Make sure trash cans are put away in the garage or set away on the side of the house. Buyers should see the yard and not be distracted by things in it.
- Add some color. Dead plants give a bad feeling to property. Try grouping healthy flowers together in pots on the front porch. The color of the pots should match the house. Try placing a pot on each side of the front door or a group of three (large, medium, and small) on the porch. Avoid hanging flowers from the roof. This makes the house appear shorter and smaller. Finally, add a fresh coat of paint to the front door if necessary. Hang an American flag on the end of the house. Try matching it with red, white, and blue flowers.
- Make the backyard patio larger. Most people have too much furniture on their patio, which is good for living but not for selling. To make a patio look larger, place no more than one lounger, one side table, chairs and an umbrella out. Try adding a rug to make a border around the deck.
- Clean up the deck. Make sure the deck is clean and bright. Sand or repaint the deck around the edges if necessary. Remove any bird droppings from the rails. Be sure to clean a barbeque grill or cover it with a black tarp.
- Keep the air conditioning on. Keep the air conditioning on if buyers are on their way. If the house is at a comfortable temperature, buyers will linger. Being too hot will make potential buyers want to get out of the house.
“The house should look like it’s from a magazine,” says Schwarz. “It doesn’t have to be an expensive home. More importantly, the house has to be clean and clutter free. You can’t sell it if you can’t see it.”
